Growing up in Rome, in a family that has long invested in real estate, gave me an appreciation for architecture, proportion, craftsmanship and the relationship between a home and its surroundings. From there, we determine what should lead the marketing, what may need attention before launch and where the property stands within its competitive set.

Prepare & Position

Strong presentation starts before the photographer arrives. Staging, editing furnishings, repairs, landscaping and styling may all play a role in preparing the property. Professional photography, video, floor plans and aerial imagery are then planned around the features that make the home distinctive. Pricing is developed alongside that presentation—not in isolation. I evaluate comparable sales, current competition, location, architecture, condition, lot, renovations and amenities to establish a position that protects value while giving the property a strong introduction to the market.

Launch With Purpose

Luxury marketing is not simply about reaching the largest possible audience. It is about reaching the right one. Depending on the property, marketing may include premium digital exposure, targeted campaigns, social media, direct marketing, brokerage and agent outreach, and the national and international reach of the Berkshire Hathaway HomeServices network.

Manage Interest & Showings

The launch is only the beginning. Showings are managed thoughtfully, with attention to accessibility, buyer quality and the seller's privacy. As interest develops, I stay close to the feedback and activity around the property so we can make informed decisions about positioning and next steps.

Negotiate the Entire Offer

At the luxury level, the strongest offer is not always the one with the highest price. Financing, contingencies, timing, possession, inspection terms and the buyer's ability to perform can all affect the strength of a contract. I review those details with you so decisions are based on the complete offer, not simply the number at the top. From the first offer through inspections, appraisal, contingencies and closing, I remain closely involved so important details do not get lost between parties.
