Discover Hilltop

A neighborhood with a view

Hilltop earned its name honestly. It sits on high ground east of the city, and from Cranmer Park, at its heart, the whole Front Range lines up across the western sky, from Pikes Peak to Longs Peak on a clear day. The park's stone sundial and view terrace are a local landmark, and its slope is one of the best sledding hills in Denver. The neighborhood filled in from the 1920s through the post-war decades, which is why its streets mix Tudors and Colonials with elegant mid-century ranches.

The housing stock, honestly

Hilltop’s lots are among the largest in central Denver, and that has shaped what has happened here. Many original homes, Tudors, Colonials and ranches from the 1920s to the 1960s, have been beautifully kept or carefully renovated. A growing number have been scraped and replaced by large new homes, which changes the scale of some blocks and is a regular topic among neighbors.

Practical things worth knowing. Original homes often need updated electrical, plumbing, windows and sewer lines, and mid-century ranches frequently need more than a cosmetic refresh. Mature trees are part of the appeal and part of the upkeep. With larger new homes going up nearby, it’s worth knowing what could be built next door. I walk clients through which houses are worth renovating and which are really lot value.

What it costs

Hilltop runs from around $1.2 million for original homes to well above $5 million for new construction and large renovated homes. You pay for land, quiet and proximity: a large lot and a residential street minutes from Cherry Creek and downtown. Values have held up well through market cycles, supported by limited supply and steady demand. The live figures on this page show where the market sits today.

Who it suits — and who it doesn't

Hilltop is exceptional for families who want space and a yard without leaving the city, for buyers who want to build or renovate a substantial home, and for anyone who values quiet streets and mountain views over nightlife.

It isn’t for everyone, and I’d rather say so early.

There’s very little to walk to within Hilltop itself; dinner and errands usually mean a short drive or a longer walk to Cherry Creek. If you want a lock-and-leave home, most of the housing here is large and asks for upkeep. Construction on nearby lots can be a fact of life for a year at a time. And entry prices are high for the size of an original home, because much of the value is in the land.

None of this makes Hilltop a lesser choice. It makes it a specific one.

Getting Around

Downtown Denver is about fifteen to twenty minutes by car, and Cherry Creek North is five. Colorado Boulevard and Sixth Avenue carry most traffic in and out, and the airport is roughly thirty minutes away. There's no light rail in the neighborhood.

Schools in Hilltop

Hilltop is served by Denver Public Schools, including Steck Elementary and Carson Elementary, Hill Campus of Arts and Sciences for middle school, and George Washington High School. DPS operates SchoolChoice, so assigned schools are a starting point, and assignments depend on the address. Graland Country Day School, one of Denver's best-known independent schools, is in Hilltop itself, and Kent Denver and St. Mary's Academy are a short drive south.

Where people actually go

Hilltop is almost entirely residential, which is much of its appeal. For shopping and dining, residents head a few minutes west to Cherry Creek North and Cherry Creek Shopping Center, north to Colfax, or east to Lowry. When clients ask me where to eat, I send them a few minutes west to Cherry Creek: Hillstone for a polished dinner, Cherry Creek Grill for a relaxed neighborhood favorite, and North Italia for handmade pasta and pizza.

The year in Hilltop

Hilltop’s rhythm is quiet: early walks and runs at Cranmer Park, sledding on its hill after the first real snow, and front-yard conversations on long summer evenings. Cherry Creek North’s Arts Festival each July and its holiday lights each December are a few minutes away.

Thinking of buying or selling in Hilltop?

Many of my Hilltop sellers raised their families here and have owned their homes for decades. The house that was perfect for children and holidays can become a lot of house to heat, clean and maintain, and the garden that was a pleasure becomes a job.

The equity is usually substantial, and that opens options. Some clients move five minutes west to a lock-and-leave condominium in Cherry Creek North and keep every habit they have. Others choose a single-level home in Greenwood Village or Highlands Ranch, closer to family. Whatever the next step, a Hilltop home deserves to be marketed for what it is. That includes the lot, the location and the house.

There is no hurry in that conversation, and I've never pushed anyone through it.
