Castle Pines Homes for Sale — A Local's Guide

Castle Pines sits on the pine-covered hills between Lone Tree and Castle Rock, high enough for long views of the mountains and quiet enough to feel far from the city, while downtown Denver is still within reach. It is home to two of Colorado’s most celebrated private golf clubs, and to some of the south metro’s finest estates.

Discover Castle Pines

Two communities, one name

The City of Castle Pines was incorporated in 2008 and includes established neighborhoods west of I-25 and The Canyons, a newer planned community to the east built around open space and trails. Just to the south, the gated Village at Castle Pines is a private community of estate homes set around Castle Pines Golf Club, the Jack Nicklaus course that hosted The International on the PGA Tour for two decades, and The Country Club at Castle Pines. Knowing which Castle Pines a home is in matters, because the two differ in taxes, services and rules.

The housing stock, honestly

The city offers townhomes, single-family homes from the 1990s and 2000s, and new construction in The Canyons. The Village is almost entirely custom estates on large, wooded lots, many with mountain views, from traditional mountain lodges to contemporary designs.

Practical things worth knowing. The Canyons and other newer areas are in a metro district, which adds to the property tax bill, so check the levy before making an offer. The Village has its own association, covenants and design review, along with dues for its gates, roads and services. Wildfire mitigation and insurance matter on wooded lots, and at this elevation winters bring more snow than central Denver. I go through all of it with clients so there are no surprises.

What it costs

Castle Pines runs from around $600,000 for townhomes and smaller homes in the city to well above $5 million for estates in the Village. You pay for space, views and privacy within reach of the city. The live figures on this page show where the market sits today.

Who it suits — and who it doesn't

Castle Pines is exceptional for golfers, for buyers who want privacy, security and mountain views, for families drawn to newer homes and Douglas County schools, and for anyone working in the Tech Center or along the south I-25 corridor.
It isn’t for everyone, and I’d rather say so early.
Almost everything is a drive, and downtown is a real commute. Metro district and association costs add up. Wooded lots bring wildfire considerations and higher insurance. And if you want to walk to restaurants or live close to the city’s culture, Cherry Creek North or Washington Park will suit you better.
None of this makes Castle Pines a lesser choice. It makes it a specific one.

Getting Around

I-25 runs through the middle of Castle Pines. By car, downtown Denver is about thirty to forty minutes, the Tech Center about twenty, and Park Meadows in Lone Tree about fifteen. The airport is roughly forty-five minutes away via E-470.

Schools in Castle Pines

Castle Pines is served by the Douglas County School District, with schools including Timber Trail Elementary, Rocky Heights Middle School and Rock Canyon High School, and the district's choice enrollment lets families apply beyond their neighborhood school. Assignments depend on the address, so check before you make an offer.

Where people actually go

Everyday shopping and dining are along Castle Pines Parkway. For more, residents head north to Park Meadows and Lone Tree or south to Castle Rock. When clients ask me where to eat, I send them to Park Place Restaurant at The Ridge, overlooking the golf course, to Trestles Coastal Cuisine for seafood, and a few minutes south to Scileppi's at The Old Stone Church, Italian cooking in a restored historic church in Castle Rock. In the Village, much of social life centres on the clubs. Outdoors Trails and open space run through The Canyons and the city's neighborhoods. Daniels Park, just to the west, has sweeping views of the Front Range and a bison herd. And the golf, at Castle Pines Golf Club and The Country Club at Castle Pines, is the reason many people come.

The year in Castle Pines

Castle Pines has a busy community calendar. In summer, the Castle Pines Chamber Summer Concert Series fills Elk Ridge Park on Sunday evenings, The Canyons hosts concerts and markets on The Green, and Party in the Park closes the season in August. October brings the city’s Fall Festival with Trick or Treat Street and a pumpkin race, and in December the Tree Lighting Celebration, with Santa and a drone light show, opens the holiday season. Golf season runs from spring to autumn, and winter snow on the pines is part of the appeal.

Thinking of buying or selling in Castle Pines?

Many of my Castle Pines clients built or bought their home for a life of golf, family and entertaining. When that life changes, a large home on a wooded lot can ask more than it gives.
An estate here deserves marketing to the right buyers, including buyers relocating from out of state. The next step is often close by: a condominium or patio home in Lone Tree, near Sky Ridge Medical Center and light rail, or a lock-and-leave home in Cherry Creek North.
There is no hurry in that conversation, and I've never pushed anyone through it.
